01 / How it works
However the buyer pays, the sale runs on one record, from the first agreement through closing.
The buyer pays the full price at closing. NotaFi collects proof of funds and ID for title.
The buyer's lender funds the purchase. The lender and key dates are on the record for title.
You carry the loan and receive monthly payments. Texas and California rules are built into the terms.
Start with the address and details. Add your buyer and choose how they'll pay now or later.
Guidance at every field. Your buyer completes their part online.
Everything lands in one sale record that you and your buyer can follow.
Title & escrow receive a finished file and confirm closing from the same place.
For seller financing, a licensed servicer collects the payments.
02 / Who does what
NotaFi keeps the record and the documents. It doesn't lend, hold money or make credit decisions.

Recorded lien. Professional servicing. Plain-language terms.
A NotaFi note is a seller-financed loan closed through NotaFi: attorney-prepared documents, a recorded lien, plain-language terms, a licensed servicer collecting the payments, and a complete record from the first day. It's what a note buyer or lender expects to see.
Try example numbers to see a monthly payment on a seller-financed sale.

Yes. Start with your property. You can add your buyer and choose how they'll pay from your sale's page when you're ready. Nothing is sent to your buyer until you press Invite.
No. NotaFi is built for owners selling on their own. If your buyer has an agent, you can add them to the sale and invite them to view it. You still close with a title or escrow company, which handles recording and funds.
Texas and California first, with more states on the way. State rules for those markets are built into every sale.

The legal documents come from attorney-built state templates. They are prepared and executed with your title company at closing.
Only the people on it: you, your invited buyer, the title or escrow officer you add, and your buyer's agent if you invite one. A buyer's agent can view the sale but can't change anything, and doesn't see closing details. Documents are stored privately. NotaFi never asks for Social Security numbers or bank account details.
The seller carries the loan: the buyer pays part of the price up front and the rest to the seller in monthly payments. The note and deed are recorded at closing.
How seller financing works on NotaFiChoose "Buyer's loan" when you set up the sale. Your buyer works with their own lender, and NotaFi records the lender contact and dates so everyone sees the same timeline.
